Además, se requerirá que firmen una hoja de visita al ingresar a la propiedad.
* Para reservar la propiedad será necesario el pago inicial de 1 mes de fianza ( a devolver en plazos legales, después de haberle entregado la vivienda al propietario, siempre y cuando el estado de la misma sea igual que en el momento de su entrega al inquilino y que se cumpla con las condiciones del contrato del alquiler ).
*La Ley 12/2023, de 24 de mayo, por el derecho a la vivienda, aprobada en el Congreso el 27 de abril de 2023, y en el Senado el 18 de mayo que está en vigor desde el día siguiente de su inclusión en el BOE, el 26 de mayo de 2023, contempla en el Apartado 1 del Artículo 20 que en caso de contratos de arrendamiento de vivienda “los gastos de gestión inmobiliaria y los de formalización del contrato serán a cargo del arrendador”.
Esta normativa no se aplica en los casos de contratos de arrendamiento de uso distinto del de vivienda como de locales, etc.
Y, en particular, no se aplica para los contratos de arrendamiento por temporada.
En estos casos el arrendatario paga un mes de los honorarios de la agencia con su IGIC correspondiente.
