In to the house there is a lovely, small hallway which separates the living areas and the sleeping areas which is something I love.
No doors into bedrooms from the lounge or bathrooms off the kitchen.
We are pleased to present this stunning villa in an astonishing location with the most breath-taking views, perfect tranquillity and only five minutes’ drive into town.
This is an extraordinary 3-bedroom 2-bathroom villa in Sax on the mountain of Pena Rubia with very good access, the last 500 metres is not tarmac-covered but it does not require a 4x4 or a high-wheelbase car.
Naturally, there are remote-controlled gates into a fenced area around the property and the beautiful low maintenance gardens.
There is a lot more land but it is separated and holds around 320 olive trees, and the owners have a gardener who harvests the olives and maintains them each year.
There are very few villas that are actually thought out for the way you will live in Spain with around 80% of your time outside, a complete reversal for those of you from Northern Europe.
The design and floorspace is superbly done so that you can keep cool in the summer and allow the winter sunshine to naturally warm the conservatory.
The pool area is for entertaining and with the iconic castle of Sax lit up in the distance the views in the evening are equally breath-taking.
Around the pool are two very sturdy pergolas and a summer kitchen with a BBQ and a bar.
Lots of terracing and no nearby neighbours, so eat, drink and dance until the early hours.
Alternatively, for people of my age, read a book in the sunshine or shade until you slowly nod off for an hour or two.
The conservatory is where so much interior time is spent just looking out across your land and the beautiful valley to the mountain top 13th century castle and two other mountain ranges for which you have access from your property for hiking, walking, riding, dogs and the list goes on.
Talking of kitchens, this one is modern and fully fitted and the size is typically Spanish as so much of the cooking at a Spanish property is done outside either in the summer kitchen or the BBQ.
Another feature I love is a separate lounge and dining room.
The lounge has a feature log burning fireplace and a feature full length window to take in those views.
Quite honestly, if you sit down in the lounge, you cannot help but gaze outwards whilst everything can go on around you without you even noticing.
The dining room is spacious and light and can be entered from the hallway and also, for convenience, from the kitchen.
There is a patio door out to the pool area as well.
A passageway entered via a door from the hallway takes you to a modern family bathroom and two double bedrooms and then to the master bedroom with en-suite bathroom.
The property is in the most excellent condition as has been enjoyed immensely by the owners, who now are at a time when they want to be closer to their family in Alicante.
They are the most delightful couple and on meeting them you will get a feel for the property as it has both flow and love.

Basically, the villa has everything and it is ideal as a holiday home or for full time living.

About Sax.
The picturesque town of Sax tumbles down a hillside in the Vinalopó Valley, in south-eastern Spain and is one of a series of towns and villages in this region of the Costa Blanca which are dominated by castles.
Sax has a population of around 9,000 and is located between the towns of Villena and Elda.
The history of Sax goes back to the times of the Moorish occupation beginning during the Eighth Century and little is known of the town prior to that time.
The people of Sax are warm and friendly and the town has a good selection of shops, tapas bars and restaurants, a market is held twice weekly on Wednesdays and Saturdays.
As always Sax has its share of fiestas and festivals, the main one being the Moors and Christians festival held during the first 2 weeks of February.

Die letzten 500 Meter sind zwar nicht asphaltiert, aber auch ohne Geländewagen oder hochbeiniges Fahrzeug gut zu befahren.
Selbstverständlich verfügt das Anwesen über ferngesteuerte Tore zu einem umzäunten Bereich mit wunderschönen, pflegeleichten Gärten.
Das weitläufige Grundstück ist separat gelegen und beherbergt rund 320 Olivenbäume.
Die Eigentümer haben einen Gärtner, der sich jährlich um die Olivenernte und die Pflege kümmert.

Die Gestaltung und Raumaufteilung sind hervorragend, sodass man es im Sommer angenehm kühl hat und die Wintersonne den Wintergarten auf natürliche Weise erwärmt.
Der Poolbereich lädt zum Verweilen ein, und mit dem imposanten, beleuchteten Schloss von Sax in der Ferne ist der Ausblick abends ebenso atemberaubend.
Um den Pool herum befinden sich zwei stabile Pergolen und eine Sommerküche mit Grill und Bar.
Dank der vielen Terrassen und der ruhigen Lage ohne direkte Nachbarn kann man hier bis in die frühen Morgenstunden essen, trinken und tanzen.
Alternativ kann man, wie ich, in der Sonne oder im Schatten ein Buch lesen und dabei ein oder zwei Stunden einnicken.
Im Wintergarten verbringt man viel Zeit und genießt den Blick über das Grundstück, das wunderschöne Tal, die Burg aus dem 13.
Jahrhundert auf dem Berggipfel und zwei weitere Gebirgszüge, die man von seinem Grundstück aus zum Wandern, Spazierengehen, Reiten, für Hundeausflüge und vieles mehr erreichen kann.
Im Haus befindet sich ein hübscher, kleiner Flur, der die Wohn- und Schlafbereiche trennt – etwas, das ich sehr schätze.
Es gibt keine Türen vom Wohnzimmer in die Schlafzimmer oder von der Küche in die Badezimmer.
Apropos Küche: Diese hier ist modern und komplett ausgestattet.
Ihre Größe entspricht typisch spanischen Verhältnissen, da in spanischen Häusern viel im Freien gekocht wird, entweder in der Sommerküche oder am Grill.
Ein weiteres Highlight ist das separate Wohn- und Esszimmer.
Ehrlich gesagt, wenn man im Wohnzimmer sitzt, kann man gar nicht anders, als nach draußen zu schauen, während um einen herum das Treiben stattfindet, ohne dass man es überhaupt bemerkt.
Das Esszimmer ist geräumig und hell und sowohl vom Flur als auch – besonders praktisch – von der Küche aus zugänglich.
Eine Terrassentür führt zum Poolbereich.

El invernadero es donde se pasa gran parte del tiempo en el interior, simplemente contemplando el terreno, el hermoso valle, el castillo del siglo XIII en la cima de la montaña y otras dos cordilleras a las que se puede acceder desde la propiedad para practicar senderismo, paseos, montar a caballo, perros y mucho más.
En la casa hay un pequeño y encantador pasillo que separa las zonas de estar y de dormir, algo que me encanta.
No hay puertas que den a los dormitorios desde el salón ni a los baños desde la cocina.
Hablando de cocinas, esta es moderna y está completamente equipada, con un tamaño típicamente español, ya que gran parte de la cocina en una propiedad española se cocina al aire libre, ya sea en la cocina de verano o en la barbacoa.
Otra característica que me encanta es el salón y el comedor independientes.
El salón cuenta con una chimenea de leña y un ventanal que permite disfrutar de las vistas.
Sinceramente, si te sientas en el salón, no puedes evitar mirar hacia afuera mientras todo sucede a tu alrededor sin que te des cuenta.
El comedor es amplio y luminoso, y se puede acceder desde el pasillo y, para mayor comodidad, desde la cocina.
También hay una puerta que da a la piscina.
Un pasillo, al que se accede desde el pasillo, conduce a un moderno baño familiar, dos dormitorios dobles y, finalmente, al dormitorio principal con baño en suite.

Het zwembad is perfect om te entertainen en met het iconische, verlichte kasteel van Sax in de verte is het uitzicht 's avonds adembenemend.
Rondom het zwembad staan twee zeer stevige pergola's en een zomerkeuken met een barbecue en een bar.
Er is veel terrasruimte en geen directe buren, dus u kunt eten, drinken en dansen tot in de vroege uurtjes.
Of, voor mensen van mijn leeftijd, een boek lezen in de zon of schaduw tot u langzaam in slaap valt, een uurtje of twee.
In de serre breng je veel tijd door met uitzicht over je eigen land en de prachtige vallei naar het 13e-eeuwse kasteel op de bergtop en twee andere bergketens die je vanaf je eigen terrein kunt bereiken voor wandelen, paardrijden, honden en nog veel meer.
In het huis is er een mooie, smalle hal die de woonruimtes van de slaapkamers scheidt, iets wat ik erg prettig vind.
Geen deuren naar de slaapkamers vanuit de woonkamer of badkamers vanuit de keuken.
Over keukens gesproken, deze is modern en volledig uitgerust en heeft een typisch Spaanse afmeting, aangezien er bij een Spaans huis veel buiten gekookt wordt, in de zomerkeuken of op de barbecue.
Een ander pluspunt is de aparte woon- en eetkamer.
De woonkamer heeft een sfeervolle open haard en een groot raam over de volle breedte van het huis, waardoor je optimaal van het uitzicht kunt genieten.
Eerlijk gezegd, als je in de woonkamer zit, kun je niet anders dan naar buiten kijken, terwijl alles om je heen zich afspeelt zonder dat je het merkt.
De eetkamer is ruim en licht en is bereikbaar vanuit de hal en, voor het gemak, ook vanuit de keuken.
Er is ook een openslaande deur naar het zwembad.
Een gang, bereikbaar via een deur vanuit de hal, leidt naar een moderne gezinsbadkamer, twee tweepersoonsslaapkamers en vervolgens naar de hoofdslaapkamer met en-suite badkamer.
De woning verkeert in uitstekende staat en is zeer geliefd bij de eigenaren, die nu dichter bij hun familie in Alicante willen wonen.
Het zijn een ontzettend aardig stel en bij een eerste kennismaking met hen krijg je meteen een goed gevoel bij de woning, die een harmonieuze en liefdevolle sfeer uitstraalt.
De villa is voorzien van elektriciteit en water, centrale verwarming op olie en airconditioning.
Kortom, de villa heeft alles en is ideaal als vakantiehuis of om er permanent te wonen.
Buiten vind je een garage met een kanteldeur, een carport en een berging.

Het pittoreske stadje Sax ligt tegen een heuvel in de Vinalopó-vallei, in het zuidoosten van Spanje.
